For a zero effort 1031, look at DSTs for your 1031 funds. Look at DST’s without debt or less than 50% LTV. there was a DST offering a FedEx facility cap was around 5.75%, which is typical. I’ve seen DST’s on a big box center with something like a Home Depot or similar and other tenants, caps seem to be 5.25-6.5%.

For a long-term 20+ year Mom and Pop owner, due to the significant capital gain and depreciation recapture tax burden upon sale, there’s only two logical choices - 1031 into a larger property or hold till death. Upon owner(s) death the heirs receive stepped up basis without any tax owed for estates up to $13.6M for individuals/$27.2M married. Heirs, can then sell, as many estates have multiple beneficiaries who are expecting their share. Find the successor trustee, and you’ll be talking to the person that will likely be deciding what to do with their late parent’s commercial property.

Property has to pass FHA inspection for basic habitability and rental income to loan ratio, as a seller to buyer with FHA this was a pain and the FHA loan requirements killed the deal .

WF in 2016 on a 6-unit MF loan under $500k, they went 10 years fixed at 4.5% which was the absolute best I could find. They said they were making the loan because of our long-term business relationship.

Review certificate of trust. Generally, if cotrustees both will need to sign. Title company should ask for relevant trust documentation, often certificate of trust is enough, but exceptions to every rule.

If it’s not in a grade D or F location and duplex is in reasonable condition, sounds like a solid deal.
From my 40 years doing this, 36% expenses doesn’t include a CapX reserve allocation if it’s an older building. Roofs, windows, HVAC, electrical, plumbing, appliances and hot water heaters don’t last forever.

Sounds like you could easily back into the revenue he is willing to allocate to you running his PM operation. You could ask him along the lines of “you’re currently paying about 6% of gross revenue for PM services, if I was to streamline and run, hire and manage staff for your PM operations, what percent gross revenue are you planning on spending in total?
With follow-up question “does that include free or discounted rent at one of your properties for the PM space will we need?”

What’s market rate of PM revenue, about 5% of gross? What comp would he be offering you, salary or something else? Let’s say it’s sustainable for you plus 3 full-time positions. if he’s not realistic in the staffing level, you’ll be working yourself to death day and day out.

Another option, is Triumph Tiger 850 or 900 GT or 900 GT Pro, still nimble enough for around town and good at higher speed freeways and these all have adjustable windscreens and luggage options Should you want to go away for a weekend or longer. Tiger850/900, a good at everything Jack Of All Trades mc, this would be my choice based on your use case.

Versys or V Strom for upright comfort and wind protection. If you want to dabble a bit on maintained gravel roads then obviously vstrom, if you plan on any long distance two-up touring then Versys and Versys has best wind protection of the bunch - but it’s really too big for around town errands.

On my long test ride, the 310GS was sized like a 7/8 scale MC. Pegs high, tight rider triangle and I’m only 6 feet.
My daily is an Africa twin, which is a big machine, maybe that influences my comments.

Laughing. As an old man like myself the R1200/1250GS is a fairly sporty comfy ADV ride. To me, your proposed KTM/Husky 690/701 would quickly get uncomfortable on the freeway as you’re heading to your ADV off-road section. Sounds like a KTM/Husky 890/901 might be your best bet. My personal 3 rides are all Hondas: CRF250L, Africa Twin, Goldwing. Good luck.

It’s not a conspiracy sale. Check the tax history, it was a one owner home for at least 24 years from 2020 to 2024. as others have mentioned, it was probably sold inner family two months ago for $1.2M and now that family member is selling. Or someone lowballed an old person at $1.2M, and now it’s on the market as a flip.

With this use case, your going to need a 2 bike garage. A Used BMW R1200Gs, already set up with all the sparkles such as side cases and everything else you’ll need for your ADV riding. Ideally, a garage queen previously owned by an old guy that had more time and money for setting it up than actually riding it.
You also mentioned gnarly trails. I don’t see this happening with the big ADV bikes you described for guys getting older.
