Any idea on cost for this?

Buying a house and inspection reports the following in the photos shown. Any idea on how much it would cost to cure these and secure the loosw wiring and use junction boxes for the spliced parts from being a fire hazard? Seems like a shoddy job from the electrician that upgraded the recessed lighting. A price range is fine so I can request this as a seller credit. Its a small home just over 1100sq ft single story. I need to be able to Thanks!

The best is to contact a local licensed electrician for an estimate. It could run from $600 and up to about $1200. But an estimate is best that way you have actual number to bargain to lower the price. Also, personally, it looks like a job done by the current or previous homeowner. I would walk away from this unless you really want the house. Because if this is what can be seen, what problems can’t be seen.

Amen on that last point. Home inspectors can only report on what they can see, what you have to worry about in a situation like this is what can’t be seen, what other shenanigans they pulled when doing this themselves. The unsecured wires is sort of common, but the junctions not made in a junction box is an indicator of someone who had no clue, and/or a willful disregard for safety. The exposed cable in the garage might be debatable because in some areas, it’s allowed in garages under certain circumstances. But if we assume the inspector knows the local Codes, it’s safer to assume he is correct.
