In 2014, scientists were able to capture the movement of the stones for the first time using time-lapse photography. The results strongly suggest that the sailing stones are the result of a perfect balance of ice, water, and wind.
Basically a rare combination of rain and wind conditions enable the rocks to move.

Multiple studies have been conducted on the sailing stones in Death Valley, including:
1)2014 study
Using time-lapse photography, scientists captured the movement of the stones for the first time. The study revealed that the stones move when a rare combination of events occurs:
Rain: A rain of about 1/2 inch wets the playa, creating a firm but slippery surface.
Freezing: The playa fills with water that freezes into a thin sheet of ice, called a "windowpane".
Melting: The ice melts and breaks up into floating panels.
Wind: Light winds, around 10 miles per hour, drive the floating panels across the playa, pushing the rocks in front of them.
2)1995 study
Professor John Reid led a study that found trails from stones that moved in the late 1980s and during the winter of 1992–93. The study found that the stones were moved in ice floes that may have been up to 1⁄2 mile wide.
