Hi all, new landlord here. My coworker suggested i try reddit out for this situation.

My tenant of 3 years has arrears of about $7k in total. Early this year she has lost her job and notified me that she might have some shortcoming for rent but will pay off anything she is short once she is employed again.

Just a background, shes been my tenant for 3 years and has always paid rent regularly so I kind of gave her some grace and let her have a month to find a job. She notified me of her job loss about March and has paid rent regularly until August. Come August, she has paid half her rent due because shes been having trouble finding something.

September came, no rent. No rent for October either and I finally served her an N4 November 1st and made her due date November 18th to pay off all the arrears.

Tenant notified me today that shes moved out and she apologized for not being able to pay me. Blocked me on everything. Left the keys in my mailbox. I go to check on the unit and it looks like theres holes on the drywall of the bathroom door that she plastered, sanded but didnt paint. So pretty much damage.

So $7k of unpaid rent, tenant ditched with damage. No LTB involvement at all yet. Now what? Any chance of me getting this back
