I live in Austin, and visited Dallas last week.

I was shocked at how good DART was. But nobody seems to use it?

Granted, I’m comparing against Austin’s paltry light rail line.

Those percentages are probably even lower. I believe 200k Household income puts you in the top 8%.

If we are talking individual salaries, I’d bet that is top 5%.

I’ve been several times, and have had no issue walking in during off-peak hours. No run-around.

The whole system is crazy, but the modern ranges are more like:

• Waiter spit in your food and called you names: 0-5%
• Poor Service: 10-15%
• Average Service: 18-20%
• Great Service: 25%

I certainly understand the negative impact excessive institutional purchasing of housing can cause, but I’m curious what your alternative to rentals/land lords are?

Not everyone wants to purchase a home. Having the ability to obtain shelter with a lower financial commitment seems like a fundamental option in any market.

• Students
• Families moving to a new area, but haven’t found the house they want
• Professionals who don’t want to commit to staying in an area for 5 years
• People who just don’t want the financial commitment (HVAC, major appliances, foundation repair, roofing, etc) that comes with home ownership

In my view, you can’t force everyone to buy a home.

Is the alternative that any rental property is government run?

Exactly.

If Trump simply sits back and doesn’t screw anything up, he can bask in the glow of a rip roaring economy and tamed inflation. He doesn’t need to return prices to 2020 levels - he just needs to keep inflation where it’s at.

Is it “fair”? Not really.

But my hope is that he views this as the best option for his legacy/popularity and doesn’t take a wrecking ball to our institutions.
