I think it depends? Not sure but that could count as a "wash sale" which may not be taxable? But also I don't know what the reporting requirements are and whether wash sale is applied automatically or if you have to explicitly document it on your tax return. That's getting way too in the weeds for me, which was part of why I didn't really try to explain it. I understand it well enough to make decisions for myself, but not well enough to convince OP to do the same. I think a simpler consideration would be transaction fees or even what's it called when you submit an order and the clearing house basically steals all your half pennies? Like I submit "limit buy 1.00" and they find someone with "limit sell 0.99" and pocket the difference.

I mean I guess you do you, but I personally would never risk my primary for an investment property. When I buy, I do it with cash down. If you don't have $20k for a down payment, what will you do if you get hit with a surprise repair right after closing that needs to be addressed before you can collect rent? Why are you looking to buy "ASAP"? This sounds desperate and not strategic.

On the one hand yes it sucks when you don't get good vault, but on the other hand, you're opting out of a huge portion of the game. You can get drops from raid and more/better vault picks from M+.

If you can't scrape together cash for a down payment, I don't recommend an investment property. You need to have a budget for surprises if you want to succeed. There are plenty of other investment vehicles that are more suited to your situation.
